And the reality is much worse than what the Bureau of Labor Statistics is reporting. For instance, the BLS uses something called “owners’ equivalent rent” to gauge housing costs, and that number shows rents rose just 3.8% over the past year.
However, the real-world data from Apartment List shows rents actually rose a stunning 17.8% over the past 12 months.
As my friend Peter Boockvar noted this morning, “If you plug that 17.8% into the calculation instead of 3.8%, you’d have inflation above 10%.”
That’s 1970s-level inflation rates. In fact, if you look at real interest rates, they’re so far negative now that you have to go past the ’70s — to the 1940s — to see anything comparable to today’s situation.
It all adds up to an historic turning point in all the markets...one that we need to be prepared for.
